HOUSE HUNTING IN THE VENDEE?

WE CAN HELP 

Free Advice - Together we have had more than 30 years experience of living in France, 5 of which in the Vende and we would be more than happy to share our experiences with you.

Having house hunted ourselves in this lovely region, we now know some of the joys and the disappointments that can occur when searching for a new home.

Services (for a fee) - If speaking French gives you some concern, here are a few other ways we can help:

  • Accompanying you on house visits with the Agent
  • Acting as go-betweens in house price negotiations
  • Assisting at the signing over of the house at the Agents office and then, approximately 2 months later, at the solicitors office for the final signing
  • Assisting after the sale should you require modifications to your new house/garden

Location - We are located in the South Vende, in the countryside but only 20 minutes from the beautiful, sandy beaches - we think it the best of both worlds and, of course, it is an ideal position for house hunting throughout the Vende area.  We are just 80 minutes from the airport at Nantes in the North and 50 minutes from the airport at La Rochelle in the South.

Facts We have contacts with professional Estate Agents in the region who will study your requirements and try to avoid showing you unsuitable properties and those outside of your price range - it saves precious house hunting time.

If you can send us your wish list before your visit, we will prepare meetings and visits for when you arrive (at no charge).

What are your requirements? Please give us as much information as possible on the type of property and location you would like.

  • Is the property for permanent residence or a secondary home?
  • Location - countryside or on the coast; remote, or near a village?
  • How many bedrooms do you require?
  • Do you wish to renovate and if so to what extent?
  • Would you prefer a house immediately habitable?
  • Are you looking for an old property or one less than 20 years old?
  • How much land would you like?
  • What is your overall budget - (to include the house price, the Agents fees, and the solicitors fees which are approximately 7% of the property price)?  Please indicate if your budget is flexible. Sometimes a lower price may give you a larger choice of houses but with additional work required.
  • Have you any special requirements (pond, swimming pool)?
  • Have you any special projects in mind?

We are very much aware of some of the needs of wheelchair users and planned our lodgings so they would be fully accessible.  Should you have any special requirements - we would be happy to search for accessible properties or those that could be easily adapted to suit your requirements.
